About Contingent AF

Contingent AF covers US residential and commercial real estate the way your listing agent won't — with specifics, without the press-release gloss, and with the occasional acid drop when the story earns it.

We report on:

  • Broker and team moves — who's jumping brokerages, who's getting poached, and who's "pursuing new opportunities" (we'll tell you what that actually means).
  • Development drama — megaprojects, stalled towers, zoning fights, waterfront wars.
  • Policy and legal — NAR settlement fallout, DOJ antitrust action, Fed decisions that move mortgage rates.
  • Luxury and listings — nine-figure closings, trophy properties, celebrity purchases.
  • Proptech — the consolidation wave, the Zillow/Redfin story, the MLS fragmentation fight.

Who writes this

Our primary byline is PocketListed — a former licensed agent with a decade inside residential and commercial brokerage. Bio: "Former agent. Current problem. Knows where the bodies are buried (they're under the turf)."

All original reporting and analysis is bylined. When we summarize and credit another publication's scoop, we say so and link to the source.

Editorial approach

  • We cite sources. Every story that rests on someone else's reporting links to that reporter, that publication, and the original URL.
  • We hedge when we should. A rumor gets labeled a rumor. "Sources say" means real sources.
  • We don't take money from the people we cover. If that ever changes, you'll see a bold disclosure at the top of the affected piece.
  • Corrections are loud. Anything we get wrong gets corrected inline with a dated note.
